How Long It Takes
Fairfax Station's housing stock centers on 1982, right in the middle of the 1938-2015 build window that runs across this whole service area. A door from that era almost always shipped with stamped steel rollers riding on plain-bearing axles - cheap, loud, and fine for about fifteen years before the bearing dries out and the roller starts chewing up the track. Swapping a full set of ten rollers on a double door is a one-visit job once the truck is on site; it's not a multi-day repair like a full door or opener swap. What changes the timeline is parts and access - a two-car garage with a low ceiling takes longer to work in than an open one, and if the track itself is bent from years of rollers binding, that adds time we won't know about until we're looking at the hardware. We travel the 16 miles from Gainesville to reach Fairfax Station, so the job itself is quick, the drive is the only buffer in the schedule.
How We Fix It
We pull the door, back out the roller brackets one at a time so the door stays supported, and replace steel-stem rollers with sealed nylon ones - no grease fitting, no metal-on-metal contact with the track. On a torsion-spring door, which is standard on homes built after the 1970s, this doesn't touch the spring system at all, so it's a contained job. We check the track gap and shim or re-align it if a worn roller has already started pulling the rail out of square, since a new roller in a bent track just wears out again in a season. We also check the end bearing plates while we're in there - on a door built around 1982, those plates are original hardware more often than not, and a cracked plate is a cheaper fix now than a dropped door later.
Stocked Parts
We carry sealed nylon rollers in the stem lengths used on torsion and extension doors from this build era, along with the end bearing plates and roller brackets that tend to fail alongside them. What we don't keep on the truck is anything custom - a non-standard stem length or a discontinued bracket from an older imported door means a special order, and we'll tell you that up front rather than making a return trip look like a surprise. For most 1980s and 90s doors, which make up the bulk of the stock across the 17 named areas we cover, the parts are standard and the job doesn't wait on anything. We stage parts out of Gainesville and bring what the job needs for the 16-mile run out to Fairfax Station.
